Sales Spreadsheets for Lake Villa Township
My office has compiled a detailed list of sales that have occurred in Lake Villa Township during 2008, 2009 and 6 months of 2010. This list can be used to find other homes that have sold for comparison to your property.
There are three separate Excel spreadsheets. They are larger files so it may take a longer time to download. The spreadsheets are sorted by the neighborhood number defined by our office and then by PIN within the neighborhood. Using the data sort feature in Excel the spreadsheet can be sorted by any column desired.
We have tried to include every sale that has occurred. However we have excluded some. A sale would be excluded if it was judicial forced foreclosure, a sale between relatives, or a sale that was not exposed to the open market. We have include the “short sales”, bank owned sales, and other sales occurring in this unusual market.
There is a column “Qualified sale” – a yes or no entry. Those few sales that do not meet our standard for a fair market transaction are listed with “no” in this field. Using those properties as comparables should be avoided if possible
After finding the comparable homes from the spreadsheet, use the Lake County website to prepare the comparison grid to find the best comparable properties. The are instruction for using the Lake County website found here

House Type. This is a Assessor defined field and it can mean different things in different subdivisions. Generally try to find the same house type within the same subdivision. House type can depict the style of construction or it can delineate the model of house. |
